A compliance-first HMO portfolio, managed long-term for registered providers, housing associations, and landlords.
We lease your property long term, pay above market rate, and take care of everything else. No agents, no void periods, no maintenance calls.
We pay above the standard market rate for the area, every month, on the date set in your lease. Whether the property is full or half empty, your rent does not change. Void periods are our risk, not yours.
We take properties on long term agreements, so you are not back on the market every twelve months paying fees and losing weeks to voids. One relationship, one point of contact, years of dependable income.
Fire doors, CCTV, full furniture and bedroom sets, and safety equipment are fitted at our cost. We are not just renting your house, we are improving it, and it stays that way through regular upkeep.
Our own maintenance team handles repairs, plumbing, electrical work, cleaning, rubbish removal and gardening. You will not get a call at eleven at night about a leaking pipe. The only exceptions are major boiler failure and structural work.
No one is placed in your property without an assessment of their needs and whether the property is the right fit. Our support workers hold enhanced DBS checks and see residents weekly, so issues are caught early rather than escalating.
Every property clears our fifteen point compliance checklist before anyone moves in, including a Legionella risk assessment, and certificates are renewed on schedule. We carry public liability and professional indemnity cover, alongside buildings insurance on every property.
Send us the details and we will give you a straight answer on whether it is a fit, and what we would pay.
We are not just a landlord passing you a property. We house the resident, deliver the weekly support, and keep the paperwork audit ready, so your team is not carrying it.
Our team runs weekly in person support sessions with every resident, tailored to their needs and complexity. Every session is written up and logged on file, so the support is real and the evidence exists.
Support logs, compliance certificates, lease documents and insurance schedules are all kept current and available on request. When you are inspected or audited, the paperwork is already there.
Where a room is available we can facilitate a same day move in, and we do not clock off at five. If a placement needs to happen late evening or over a weekend, we will make it work.
Residents and partners can reach us around the clock for emergencies and urgent maintenance. Problems get dealt with when they happen rather than sitting until Monday morning.
Electrical, plumbing, cleaning, rubbish removal, repairs and gardening are all handled in house. There is no waiting on third party contractors and no cost passed back to you.
Every property in the portfolio is onboarded to the same fifteen point standard, and you deal with one named person for referrals, updates and resolution. No chasing, no inconsistency between houses.
We have capacity in the portfolio and room to grow. Get in touch and we will talk through how it would work.
Furnished rooms in clean, well kept houses across Birmingham, with bills covered and a support worker who actually turns up. If you need somewhere, get in touch.
We house adults only.
Universal Credit, PIP, ESA or Housing Benefit. Let us know which when you get in touch.
You can come to us directly, or through a referral agent. Either is fine.
We assess every application so we can match you to the right property and the right level of support.
Every room comes furnished with a bed, mattress, wardrobe and bedside unit. You do not need to bring furniture or buy anything to move in.
Gas, electric, water and internet are included. A service charge may apply and varies by property, and we will tell you exactly what it is before you move in.
A support worker sees you every week. They can help with benefits and budgeting, registering with a GP, finding courses or work, mental health, and working towards cutting down or quitting substances.
Fire doors, alarms, CCTV and safety equipment throughout, with a maintenance team who fix things properly. Every house is cleaned and checked regularly.

Lumina Housing comes out of a family that has been letting and managing property across Birmingham for over twenty-five years, including the last six in supported exempt accommodation. Directors Yaseen A. and Usamah A. grew up around the trade and spent years working as support workers within the family business before founding Lumina.
That background shaped how the company works. For landlords, it means a genuinely stress-free arrangement: long-term leases, rent that arrives on time every month, and a team that treats your property as its own. For residents, it means something we care deeply about, providing real support to vulnerable people and giving them a proper opportunity to rebuild and move forward.
Everything landlords and referral partners usually want to know, answered plainly.
Registered providers, housing associations, and landlords, reach out directly. We respond within 24 hours.
